Here is a quick rundown of our lettings service. There are two payment options available and these are detailed on the page below.
Nothing to pay upfront. We market the property on Rightmove.co.uk, Propertyindex.co.uk and S1homes.co.uk, we find and interview the prospective tenants and take care of the viewings.
Once we’ve found a suitable tenant we’ll take up their references (employer’s reference, previous landlord and bank reference). With these completed we’ll require them to sign a six month short assured tenancy agreement and pay their first months rent and deposit upfront.
With this done we’ll delist the property and issue the tenants with their keys and an inventory to be signed off within two days. We’ll also ensure that the new tenants have signed up for the council tax and utility bills.
After this we’ll collect the rent via standing order and pay you the same way within five working days.
We will also:
Conduct periodic checks of the property, usually at three month intervals.
Liaise with the tenants to take care of any maintenance and repair issues giving you the details of all costings prior to work being carried out.
Give you monthly statements detailing any deductions for repairs.
At the end of the tenancy ensure all bills are paid and inventory satisfied before returning the deposit.
CHARGES
Option 1
£200.00 plus VAT upfront marketing fee, management charged at 6% plus vat and a £25.00 charge for each maintenance issue we address.
Option 2
2) No upfront marketing fees, full management charged at 12% plus vat.
